I disagree with stating OOS investing isn't possible using BRRR. As long as you have boots on the ground and a clear game plan you are fine. BRRR in most Midwest markets works, there is competition since everyone likes to "BRRR".

Hasn't effected the Midwest yet. I have heard from my OOS investors in California it has effected them. Certain employers aren't sending their employees in. Many people are not going out much because of fear. The fear is what will make the economy stagnant and slow down.

Bread and butter I preach to investors is value add then recycling your money into other value adds. At the end of the day you can learn/ask all you want but we don't know your goals. Write down 1,5,0 year goals then pick a strategy that fits. Best of luck!

It’s not impossible to find those kind of apartment buildings without a broker but experienced brokers will have those. Sellers would most likely go to an experienced broker then sell. If it was small multi you’d have a better chance in finding and closing without any broker involved. Hope this helped!

@Justin Gottuso in definitely has grown. The A/B areas in KC used to be rough but Downtown and the Plaza has caused growth. Great opportunity in KC for investing though.

@Justin Gottuso they can be good. Analyze packages based on income not MLS comps. Have it contingent on walk through, get it under contract then walk through it.
