@Dyon Moore that is exciting. I got my license last year right after I graduated high school. The biggest thing is being knowledgeable. There are a lot of RE "professionals" but they don't have a clue of what they are doing. Keep soaking up as much knowledge as possible. For the agent side i'd listen to Tom Ferry, Ricky Carruth, and Ryan Serhant. For investing this is the best place to be. As an agent myself investors are the best to work with and provide consistent business. Hope you crush it and can start a new career.

I would go with BRRR if it was me. You'd be able to learn about rehabbing and renting out along with being able to pull money out after the refi. Make sure you can do BRRR before you start. With the investors I work with that BRRR we have our ducks in a row. Also recommend learning as much as you can about each.

Invest like you usually would. Find deals that work and have a good return. No matter what part of the market we are in you can find deals, don't let people tell you different.

Biggest thing is figure out what your business plan is and the end goal for you. Also read and listen to as much info as possible along with having a mentor. Hope you crush it :)

What's the Houston market like for the average cap rate? For the Kansas City market the cap rate is 8%-12%. Also how is the appreciation there?

If it was me I'd pass on it. Find a different deal or go a little farther out. You are banking on appreciation and no repairs popping up. Don't rush into a negative cash flow deal.

2.4 is the market supply. What it means is if no inventory popped up then it’d take 2.4 months for everything to sell. If that number is under 6 it’s a sellers market. The regional board of realtors for Kansas City does those stats every quarter. You can only access that if you are a realtor here in Kansas City

Great advice. I know someone recommended DataZipp, you can select different categories and pick people who are struggling others their mortgage.
