Curious now how the casino closings has effected you guys? Do you think Vegas economy will dip for a few months?

No one truly knows what the next few weeks have ahead. It's going to be bumpy ride. Hopefully the economy somewhat stabilizes in the next month.

As @John Collins said do your due diligence. Biggest key is to take the leap and start going after deals. Find the markets where there is growth whether it's local or a some where else. Best of luck!

If i was you i'd see about purchasing a larger property than a duplex(4-10 units). If you did buy a duplex there's no point in living in it.

What kind of area is it? Strictly numbers it looks good.

@Carlos Gonzalez Well since you have experience i'd jump in. Like I said diversify so 50/50. The stock market has been going up and down the last few days, don't know where the bottom is.

I'd do option 2, what's the price differences?

Owner finance or private financing would be an option. I think finding an innovative lender will help. Also connecting with like minded investors.

I have had 2 so far. Both clients live in Cali and everything is shutdown. Notaries aren't able to get around. We areq adding an amendment addressing Corona to protect our clients if an extension is needed. Nothing you can do about this situation but wait it out.
