You need to hustle and save if you want to house hack. You can always partner with someone but if you don't bring any value to the table it won't work. Attend meet ups and learn. Use your youth to your advantage. There is also the wholesaler or agent route.

It's is good to diversify. That being said I wouldn't sell all and put it into stocks. Having all eggs in one basket will leave you over leveraged. You could sell of one and use that for stocks then continue to grow both. One questions I have is have you bought stocks or would it be new to you? Sounds like those properties have been performing well, if it ain't broke why fix it?

@Barry Pekin is 100% right. You have to uncover the leads that not everyone sees. Also bring deals that would sell fast and are actually good deals. I see many wholesalers bring "deals" but most of them nobody wants because poor area or not worth it. Find the growing area where investors like. That will make you a successful.

Well if it takes 4 months for rehab we will most likely be at the latter part of the virus. Also since it's cash you can do a HELOC worst case. Or you can close and wait for rehab. Either way if it's a good deal continue with it.

@John Jackson The "bonus" of house hacking is using an FHA loan and only needing 3.5% down instead of Conventional 15%-25%. You can still house hack but the only benefit is living onsite for easier management. If you are able to use cash i'd buy a 3-4 unit building or more.

@Will G. A 7 cap for a C? For a C property i'd shoot for a higher return. Then again every deal is different, if in that market that's a great deal i'd continue with it.

Crazy a week or two ago we didn't see an economic slow down. Perfect time to buy when many are panicked and less buyers.

Agreed. Many stretched themselves thin thinking a dip wouldn't come in the near future. Everyone will need to buckle down and get through it.

It has delayed a few of my closings so far. I was supposed to close 3 this week but many of the investors live in Boston and Cali where there is a quarantine. We have had to extend, nothing anyone can do about it. Just have to work through it.
