What is your market like?
Curious how cap rate/cash on cash returns are around your country. What is the cap or COC you see in your home town on average? Around KC for A-C areas I see 5%-15% cap/7%-20% COC.

Houston has been steady and steady for years. Harvey and recent flooding in certain areas of town have made them snake-bit and hurt their values, but that's to be expected.
1% rule is tough to regularly find on the MLS , but long term holds have faired very very well. My 1 year of a rental has been pleasantly surprising! Hope 2020 doesn't come up and bite me !
