There is a few lenders that loan at 3% conventional. As others said avoid friends! If they’ll pay that rent someone else would possibly more. Be conservative on expenses.

Liberty is  A/B area.Overall it's a nice area with solid schools. Gladstone and North Kansas City are good areas too, they are just South of Liberty.

How I find them is cold calling, referrals, whole sellers, and net working.

The majority of KC you can hit the 1% rule. As you invest in Downtown/vibrant areas that's where price rises but appreciation is there. The suburbs outside of KC(15-30 min) would be a sweet spot. This also depends on your strategy and what properties you want.

Hey! As others said it's block by bock on the good and bad streets. The map is blurry so I can barely see what area you are talking about what city/street is it on? Parts of South KC range from F-B areas.
