When I was an RE agent, I'd use craigslist, facebook, and google to funnel leads to a landing page. From there I would gather their name, number, email, price range. Then I put those names into a spread sheet and import them to MailChimp. From there I created emails which I would forward my latest deals to these people. After you build that system, find good deals and sift out tire kickers.

Anytime an investor says they want to do something fast, they are missing out on the fact that real estate investment as a career is a very long game. What @Jerryll Noorden said is spot on, why do you want a list of unqualified buyers that you source online? And if you want to build the list now, how many properties do you have to offer them? What's your off-market lead flow like now? Building a big buyer's list will only make you feel good, it won't close deals. You need to vet buyers one by one and you can only do that when they know you have at least a funnel to get deals. Why would a buyer want to get on your list if you have no verified sales or wholesales?

You have the wrong idea here.

It is not about growing your buyers list. It is about finding a handful of serious capable buyers.

I PURPOSELY do not want many buyers because the more buyers you have the more time wasters on your list and the more issues you will face in the future.

Most people think that there is no disadvantage when it comes to adding more buyers.

The more buyers you have on your list the more chances you have deals will fall through, and failed closings.

You just need 16 (or so) buyers with capital ready and a genuine hunger for discounted off market properties.

@Nick Rutkowski that's great info! So to funnel the leads did you use ads through FB, Google,  and Craigslist?

And was the ad like a "fake" deal to get them to import their info on the landing page?

It’s many ways. But they all require work. in terms of time and effort. But as some of the others have mentioned a lot of “buyers or investors” are tire kickers. And some people are just very picky. I had someone tell me despite the fact the numbers work and the property was in a decent location. She didn’t like it because it didn’t have a garage lol. But in real estate your dealing with people so you never truly know whats  on their mind. But a perspective to also look at is you need as many landlords and or flippers as possible. why? Because what if most of those people are in fact tire kickers and only 4-8 are serious. Well once those people have exhausted their funds. What are you going do? Your real buyers funds are all tied up. Hence why you need to have a large large pool to pull from. You should always be doing lead generation as a wholesaler. Always.

No, I just advertised I’m looking for buyers to join my list, had some inventory to show so I wouldn’t look like a scam, and tried to be honest as I can. All in all, I think the more transparent the more trustworthy you look.
