@James Figliozzi congrats on your first post and glad to hear that you're getting into real estate investing! This website has some great recourses and companies that deal in LTR all over the United States. The biggest advice I can give is to take your time and explore as many options as you can. If you're going out of state you want to make sure you can find a turn-key real estate company who is going to handle all of the ins and outs for you. Also who will provide you a level of comfort since you're not close to your property. Please let me know if you have any questions or need any additional information. @Michael Madani Welcome to BP and congrats on your first post! The 1% rule can be hard to come by now especially in good quality areas. Of course that does depend on the certain state and city. Most of the time those 1% properties can come with more unexpected maintenance costs as well as more frequent vacancies, which in will return eat into your monthly cash flow. From past experience as well as talking to other investors analysis paralysis is a common thing we see all the time. The most important thing is to take your time and be completely comfortable with your decision. Talk to as many companies out there as possible and do your research.
