The BRRRR strategy has been making its rounds on BP as of late and I'm just wandering what is really the better way to go. does anyone have a good reason to refi? It seems like a ELOC is better because you can go up to 85/-90% LTV
Not for owner occupant. We are putting 15% dwn. Double check your lender .

If you have been living in you current place for a year you can get an owner occupant loan. You can get in with 10-15% down. Some lenders only require 15% down on investment properties usually SFR but you'll have to do some research in your area.

Another great way is to use homepath. You can get in with 10-15% down but you have to find the lender that does that.

I think if you re-if out of seller financing you don't need any funds down except closing cost but you may want to verify that. 

I'm sure that's not all the ways it can be done but hopefully that's a good start.

House hunters isn't real either. My sister in law gave us the skinny but she was going to do HH international. She moved to Rome and they contacted her a few months after. They would pay $1500 to clear out her furniture from her apt. Look at three places one is already hers and pick that one. Then move her stuff back in. 3months later check in is really the same day. I always figured something was fishy because they would show them two places that didn't work at all for them or price to high .

Ben Leybovich all I have to say is GO Bucks ! Kyle Burnett and I went to Ball State but I'm from Cbus and if you come down I would treat you to lunch! We have a much better selection than Lima I'm certain.
