What portfolio lender are you using in columbus ohio. Is there a construction loan / lender that is good to work with ?

I can see the difference so what is the correct way? I looks like it will yield at least $100 a door but I don't get why the cap rate is so small

How do you value a duplex when there haven't been many that have sold. My agent sent me comps of single family houses but obviously they have sold for more they aren't investments. Ultimately it's only worth as much as the NOI which right now with only one side rented 815 I believe with improvements there's room for increase but I'm sticking with 815 for value sake. 815-560 mortgage x 12 = 3180/165000asking= 1.9 cap rate Thank you in advance
Subway tiles Dark grout (hides dirt ) Hardwood floors. (But for a rental on lower end finishes something that looks like it) -tile (will last ) -vinyl - laminate Those are two things that never get old and you see them in new homes and ones that are a century old .

I made her listen to bigger pockets on a road trip to New Jersey. We were disparate to find answers to our financial woes. Catherine had a scare with cancer and made us realize life isn't long enough to waste time in the rat race and in the rat race with mounting bills and never ending debt. So when my wife freaks out I jump into action (no matter what it is cause happy wife happy life). I found some podcasts but they were all selling something and not giving all the details or how to get started. In January 2014 we decided to list our property on air bnb and from that point on she's been on the train. We joined bigger pockets that same month after finding the podcasts.

So today my wife was talking to her boss and mentioned that we were real estate investors. He was excited enough to offer putting in half on the next deal as a private equity partner. However my wife is reluctant and quite nervous about partnering with her boss. If anything were to go wrong it would make it an awkward situation for her and I work. What would anybody else to do? Or any to give any advice on the situation is much appreciated!

Unfortunately I think you're absolutely correct and it was unfortunately a great learning experience. I wish I had taken the counter offer however I was concerned about paying off debt is well so holding onto a little bit more cash may have clouded my judgment. But I also think that not putting a timestamp on the second counter offer shot me in the foot as well. I hope this can help someone else.

Update: I learned from my time as realestate agent in NYC that the number one thing that kills a deal is time. So with said the seller went with another offer that came in today. I feel sheepish. Mostly because I didn't tell my agent to put an expiration on the counter offer. A lesson I will never forget.
