Just wondering if someone has done it before and could give me a step by step process. We are in contract on a Duplex in a A+- neighborhood so the potential is there.

If its to tough to get off scrap off what is loose then apply 2 coats of polyurethane then mud and sand it smooth Or Simple hot water and vinegar to remove

My point was more toward if you start out with stating your intentions as you should regarless of licensure you need not worry. It's almost trivial but its just like keeping your cards above the table in poker.

then milk it for all its worth! This is obviously not on the topic but it goes hand in hand. Student loans are the worse.  However your income really isn't the biggest factor in getting started. Brandon turner has lots of great low and no money down strategies he has written about. You have to explore all the  strategies that best suits your personality and your future goals.

@mark andrew I think buying a small multifamily is the best way to go but do not get a car loan and if you can drop out of school and pay cash unless you already are but it doesn't sound like it. One of the biggest hurdles to getting financing is other debt. It looks way better to the bank if you are a college drop out with no debt vs. a graduate with a mountain of bills assuming you have income if not they won't lend to you in either circumstances. Plus you don't need a college degree to be an investor. Do not get a car loan. Get the nicest one you can pay cash for. I did none of those things but if I had I'd be way further along than I am.
