They should remain permanently. Make sure they are secured to the studs behind and to both cabinets to either side. You’ll cut off the shims at the edge of the toe kick. Then add the decorative trim to cover.

You could add 5” lag screws to the boards or have an engineer come verify it’s construction is sound. It will cost about $300 give or take for your area for a consultation more if they need to do drawings for you.

The commercial building next door is for sale. It's impact on us is we can only access our current parking situation from the lot. The owner probably won't grant an easement for our property because it would cut through a large portion of the lot hurting his resale value. It's been on the market for a while 2 years or more. We'd like to own/ control it so we can maintain off street parking. How can we structure a deal.  

- It is zoned commercial 

- asking $565,000.00

- we would like to covert from a law office into a fresh produce market 

- I believe he owns it free and clear

The background story The house sits across from a Nother house that we own and we had contacted the next of kin to the owner because the house is abandoned. The woman has been paying the taxes but it's lawfully supposed to go to 11 other heirs. She recently reached out to me again saying that the it might be going into probate soon. We were wondering should we get it under contract before it goes to probate or how can we tie the property up before it actually gets to the market. Only an investor will be able to buy it in its current condition. Ben Leybovich @CatherineWilliamson and I would love to talk more about this with you.

you need an inspection for almost everything. Including insulation and drywall. Here you can obtain a homeowner s permit to do all work yourself. However you must plan to live in the home. I'd say if you've never done it before don't try to do all own your own. At least hire a contractor as a consultant if you aren't going to permit anything.

You can install new over old. Since I don't know the condition of the tile bed or any other cause the friend may have been justified in his intentions ( ie. The floor may have had several layers on it already and would have been a trip hazard to add another ? Or concern about the Live and dead load on the floor joists? ) however lack the courtesy needed in this situation.  In one of the recent podcast a bigger pockets they talk about the dangers of working with friends. You must know evaluate how important this relationship is to you and if you want to treat it as a business relationship then ask for him to front the cost. If want to hold onto this relationship then you just got a grin and bear it.
