If you are going to do these mailings, which probably isn't necessary, just keep it simple.

"I noticed that you recently bought a new property, are you interested in buying other properties?"

Just to clarify, I think your offer would be $55K and @Tara K. net would be the 5K. As opposed to the offer she already received for 5K and it sounds like the investor wanted her to leave the bank 50K loan in place instead of having it paid off at closing.

Correct, cash paid at closing would be $50k to the bank and $5k to the seller.
