Hey @Bryan L. I'm following! Very good advice. I have read so much about staying away from REOs because of the competition, all the "big guys" buy those up. I just listened to a BP podcast (forgot which one) a few days ago where the guest discussed putting in offers on REOs even when the offer is really low compared to the list price. It makes a lot of sense to at least look at these deals and make an offer, thank you.

Lease up soon? Its not okay for her to send your contractor away from your property when something needs to be fixed and she needs to be told that in a very firm manner. I would not be renewing that lease if she doesn't straighten up a bit.

I know in CO you can get them online for free from the Division of Real Estate. So, I just have the standard state approved purchase agreement for residential real estate with some lawyer approved contingencies and deal specific info added in.

I was just reading a post about good success with blanketing neighborhoods with flyers and got an idea. I think I'm going to try this but with my business card. I'm going to try to drop 500 cards this week.

My card has a bright blue back that has large text that says "I buy Houses" and has my number. I think that will be as effective as flyers, I'll see...
