What do you realistically want from your sellers

This is to get into the minds of some impartial investors who would have no interest in my property. I am not trying to be an "antagonist" to your field.

I have this house which needs some work, most likely a gut project. The

ARV is between 120k-150k

I owe $50k

Got a few offers from 55k to 75k, and one horrendous one that offers me the option to "deed my property to this person" and receiving 5k at settlement. (yeah right)

I'm not desperate to sell but I do not want to be a roomate/landlord.

I would deed it to a family member for nothing before I deeded it to a stranger for 5k.

I don't want to give the house away but I don't really want to be involved anymore. A catch 22 and perhaps not your best customer.

I do realize that it has to make sense for the "investor" considering the risk and money put in to restore property to the ARV. Perhaps I am in the wrong forum but I came here to step in your shoes so I can protect my own interests.

I am looking at the mindset right now. Trying to see where your coming from as an investor. Thank you for reading.
