There are ways to flip if you have poor credit and even no money but it's hard. Can you find a partner that has money or good credit? My big concern in Detroit would be resale market; is there a market for remodeled homes? I know some REI's are very successful in the Detroit area but I'm not sure about in the city.

Every state is different so please check with a local attorney before doing anything that I suggest, I'm just brainstorming with you. You may be able to charge a referral fee if you refer people to the seller. Should be legal as long as you're not involved in negotiation, listing, or other activities that require a license.

It sounds like you already know that you can not sell properties unless you own them. In CO you can sell properties if you are a full time regular employee (I think that's what I read). You could get all 50 properties under contract then sell them. I'm sure there are other ways, just be careful.

I'm not clear on the question. Are you looking to pay a service to run a campaign for you? There are a few services that will do that. Basically your campaign needs to target the same people consistently. So you say you have marketed to foreclosure, absentee, etc? Just keep a list of every person you mail to and then mail to them again in a month and then a month after that and so on; continue this pattern for at least 5-6 mailings (I'm sure everyone kind of has there own set number depending on the market and other factors). Make sure that your follow up letter is just that. So in the first letter say "I want to buy your house", and follow up message should be "hey I still want to buy your house". Hopefully that helps a little.

Branding is important but you can really make a brand out of any name (as Joe mentioned above). The more important part is how you present yourself, your business, your product or service.

Thanks guys. I definitely don't want to misrepresent myself or my company. I sent out my first set of letters this morning and I did not include a card. I figured since no one that I talked to had a solid opinion, one way or the other, I would just save the $0.09 or what ever.

Do any of you include a business card or other marketing material with your direct mailing, specifically yellow letter campaigns? The only thing on the letter itself is my name and phone number. Should I include email, website, etc?
