Hey Joe! When you say that you have social anxiety do you mean fear of dealing with people or fear of what people will think of you if you say something stupid or fail at real estate all together?

I think that these 2 are pretty common fears. There is a whole lot of psychology involved with these fears but there are some simple solutions (in theory). If you're afraid of talking/dealing with people then you should get in to social situations where you can talk to people and start to learn to overcome this fear. There is obviously more to it but that's the basic idea. If you're afraid that people will not respect you if you don't know what you're doing or if you fail then the solution is...know what you're doing and don't fail. Both of these can be overcome through education and diligence. Good Luck!

Have you looked in to hiring a staging professional? Renting furniture would be second best I guess but its not just furniture. A good stage job is going to include wall hangings, bathroom decorations, plants, etc.

Yes, a home in preforeclosure can be sold. As long as the bank gets paid and you get paid, go for it. It is a common practice for investors to buy preforeclosures.

A wholesaler should tell you a repair estimate on each property. How can they present a deal without all of the numbers that help determine whether its a deal or not? I'd start telling them that you expect repair estimates to be presented with each deal.

Great advice! This does not sound like a good deal, there may be a piece of info missing, but I just don't see it. Don't buy this deal just because. Run the numbers, run them again, then act if the numbers add up. 15% is ridiculous for a long term loan, how long are you going to pay at that rate?

Remove all emotion and run the numbers.

Do you have tell them that you're Canadian? If you're doing business as a US company they shouldn't need to know that you're from Canada.

I don't know anything about NY but if a broker/agency isn't helpful then call another one. Keep calling until you find one that cares about customers, there has to be at least one.
