I'm a local investor and have not attended a local REIA. I think it would be great to have local Tulsa BP members meet and discuss their investments, plans and strategies. Anyone game????

Welcome @Samuel Fowler and fellow ORU grad to BP!  I graduated from ORU in '93 as an education major.  Wish you the best in your RE investing.  I'm always glad to see young people get an early start on investing for their future. There is certainly a great deal of resources on BP and people who are willing to share from their experience.  Good luck and my God bless your new business!  Hope we get connected in the future.

@Renata McCulloch in Tulsa it depends on what you are looking for as far as clients. If you are looking for a growing family stick to the major school districts, Jenks, Union, Broken Arrow, Bixby,Owasso, and maybe districts that are growing like Glenpool and Collinsville and Skiatook.  If you are looking for college students you have the area around TU and ORU.  If you are looking for business professionals then the downtown area would be a good choice.  There are areas that you can find lower income housing, too.  Do you have a realtor in the Tulsa area?  Tulsa realtor @Deren Huang posted a video on the Tulsa market. You may want to check it out.  Do you have someone to help you with renovations?  Let me know if you choose to invest in Tulsa.

Welcome to BP's @John Johnson!  This site has tons of FREE information to help you and some investors that will give you advice.  I agree with @Brett Snodgrass that the The Ultimate Beginner's Guide is good place to start.  It will help you determine what area of RE investing will best fit you as stated by @Brice Baustert.  Congratulations to you and Brice for starting so young.  You might both consider "House Hacking" on your first deal.  Good luck to you both!!!!

Like Amber said it is all about what you are looking for.  If you are looking for homes for families then you want to consider the school districts.  If you are looking for business professionals that desire to be closer to work then downtown is good.  You do not want the best house in a run down area.  You want to make sure that you're in an area that people take care of their property.  A huge consideration for me is the numbers.  You want it to cash flow not just meet the mortgage payment.  Run the numbers and make a post on BP asking for advice once you are close to a purchase.  There are not nearly as many multi-family properties in Tulsa so you will have to be patient and look diligently.  Know your market and your target tenants.  Good luck!
