Have you tried "Driving for Dollars"? Drive your neighborhoods to identify properties that are vacant or distressed. Write down the address and then search for the owner. Send them a letter telling that you would like to purchase their home. This is only one method and there are other way. You may want to read Brandon Turner's book "Invesing In Real Estate with Little or No Money Down".

Welcome @Bill Kuykendall to BP! I lived in Westville for a couple years and got my masters from NSU. We have monthly BP Meet Up's in Tulsa if you are interested in meeting other BP members. I would like to use the BP Lead Manager. I can enter one property at a time but would like to upload a spreadsheet. Is there a template that could be used? I have tried several times to upload using both .csv and .xls format using the exact same field headers listed when you input data one at a time. I haven't been successful at this time. If anyone has had luck importing a list please let me know.

@Jonathan Beemer, All three of the previous comments are correct.   It has been my experience that most of the properties go back to the plaintiff (bank).  Of all those listed on the sheriff auction only about 10-20% actually sell to investor or third parties.  They are correct that there could still be outstanding liens still on the property.  Get the list early and make sure that you do your due diligence.  Good luck!

I agree with @Jonathan Gobbo and @Ryan Ahlgrim, and yet there are a lot of "gurus" out there that tell you that is the way to go!

@Jonathan Beemer, I hate to tell you but it's not that easy or there would be more people doing it.  You have to have a strategy to locate the houses at discounted prices.  This is where most of the work happens and many people don't want to spend the time doing this work.  It is slow and tedious.  I know this is not what you wanted to hear but it is the bottom line.  Please feel free to contact me.  Good luck!
