Welcome @Jacob Gregory to BP!  I would think there are some opportunities in Tahlequah!    University housing is always in demand in college towns.  Congrats on landing your first deal.

Both @Jeff Filali and @Michael Henry are giving you good advice.  I do know that it is a little hard to find these type of deals in the Tulsa market.  Be patient and one will come along that will meet your needs.  Good luck and God Bless!

@Jon Nolen given your situation I would manage the properties yourself.  It will save you money in the short term but you will also gain valuable insight to property management.  This will help you more when you move to having others manage your properties for you.
