It's me again...I actually had a previous landlord that I stayed with who did this exact thing you are describing. He blocked off the interior door from the the rest of the house, and built a small kitchenette in that space. The room already had an outside door to the backyard, and he used a sidewalk that led you to the backyard for that tenant. I was just moving out when he implemented this, but overall he had been a landlord for 20 years, so I think he knew what he was doing. Also, the town was in HIGH demand for any rooms to rent out, so it was a no brainer.

I am here to lock it up, its going into foreclosure. I grabbed the contract and offered 100k less, and got it, Talk about timing. At that point I knew the universe was telling me, RE is my calling.  Well, 500 deals later, (about 15 in LI the rest in Cleveland ) there is nothing I have not done. Purchased various sheriff auctions, short sale, and just low balling.

1. Great idea, house hacking is a great way to start out, that's what my wife and I have been doing for the past year.

2. The software everyone mentioned above is great, however I used rent spree and currently use turbo tenant.

3. In general be careful with couples, they tend to dominate the house a bit more, well because they are two and not one. They will take more time in the kitchen and they will make more noise throughout the house (generally speaking). My wife and I only allow one person per room.

4. Parking is a huge thing for house hacking, if you don't have the space in the driveway or street, then basically having the extra rooms for rent is in vain.

Hope this helps out a bit, as I encountered all of these things as well.

This sounds like an excellent strategy, that I wish I would have done when I was a student.

Are you prequalified for a $350,000 loan? Will you be using cash?

My wife and I currently house hack a SFR, renting out the rooms and paying the mortgage off with just two rented rooms. Our exit strategy will be to rent out all rooms when we buy our next place, or if we need sell the property, depending on the equity we have into the house, or appreciation gained. You could use the same strategy when exciting your property after you complete your schooling.

This is fresh in my mind, as I just did this in April and now am a licensed agent. https://tampaschoolofrealestat.... Is what I used and loved it. They help you easily study and pass the pre state exam test, which gives you the confidence to study and pass the state exam. PM me and I will gladly text or have a call with you.

I passed the state exam easily on the first time, and you will too. It's a combination of studying, but also confidence.
