Hello Brandon, 

Great that you got pre approved for a loan, you are already further than most people in that respect. Go for a SFR, they have the most inventory to search for and it also gives you many options when moving out to another place, i.e. you can continue to rent by rooms, rent the entire place out, sell it, etc.

You have the most important piece of the puzzle already, leads! I would just start by reaching out to them via phone and depends on when had a last interaction with them, reintroduce yourself, and tell them that you have transitioned to a realtor. They will appreciate the call as you have already successfully worked with them in the past. Ask them if they have any needs or if someone they know in their family would need your service.

I use turbo tenant and it has landlord forms for every state built in, it also allows an area in where you can insert your own tenant rules (addendum). Reach out to me if you want more details.
