Welcome to BP. Mentors are a great resource for sure, but more importantly is a team that will actually help you accomplish your dream of owning real estate as an investment. Investor friendly realtors, lenders, contractors, etc are where your dreams are made. Connect with these people in your local area and you will be amazed at how fast things can happen.

I just got mine a two months ago, and I would agree with @Oliver Evans. Do you have to be a stereotypical realtor if you get a license, no, but the above benefits are what I did it for. I would say only one of you needs to get it as well.

Will you have a property manager take care of the property while you are in Texas, or self manage it?
Where is the $95,000 figure coming from in the purchase price calculator? What ARM are you using? There are different types with different stipulations.

What is your end game for the rental property? Will you use it as short term rental, long term rental, house hack, etc? This will better help us to steer you in a good direction.

Everyone said it perfect, I would add only to find an agent who will not agree with you all of the time. Lots of agents love to say "yes" to everything you request, most likely they are just trying to please you in the short term to get you to do business with them. You want an agent who will tell you "no, that can't be done" as well. They are the people who actually understand the market and know what is and what is not feasible.

A normal door knob with a key lock is totally fine for interior doors. Keypad for exterior door only. This is what my wife and I do at our house hack and there have been no problems at all.

Welcome Carlos! If you are serious about investing in real estate, I would consider starting off by analyzing deals and starting to connect with local realtors, lenders, etc, sooner rather than later. All the books in the world will not connect you to the people that you need to actually do the deals. Books are fun and I encourage them (especially because you are brand new), but I wish I would have started in the real estate game sooner, rather than just consuming books and podcasts on the sideline for so long.
