My friend bought a house in the east part of the Springs, Cimarron Hills, and I really liked that area. Lots of new things were being built out towards the east.
Also, check with Ryan Thomson, as he seems to be very active in the Springs.

Single-family residence house hack!
Purchase price: $290,000
Cash invested: $290,000
This is my wife's and I first home. We purchased it to house hack as we start our investment career. We rent rooms out and currently rent the big room for $875/month and the smaller room for $825/month. We cash flow a few hundred based of the mortgage, including the taxes and insurance we pay around $300-$400 a month. When we move out and rent our room out as well, we will cash flow $200-$300 a month.
What made you interested in investing in this type of deal?
While looking, my wife and I were looking for a place we could rent rooms out and also have no HOA fees. This property fit all the criteria.
How did you find this deal and how did you negotiate it?
We found it by realtor.com and used our realtor to negotiate the price.
How did you finance this deal?
A family member paid cash and we pay them every month, they are the bank.

When I look at tenants, I try to see the car they drive. I don't care about the make, model, or year, I only care about it's condition.
The car's condition is a sign of how they will treat your property. Is their car clean? Messy? Lot's of damage and scratches?
Another thing I pay attention to is:
How do the prospective tenants walk into the place?
Do they barge right in? Do they ask to take off their shoes? Do they formally greet you?
Are they constantly pointing out problems and asking you if things will be addressed? (Negotiating before even submitting an application about nit picky things that don't matter)
What do you guys do to screen your tenants besides an application?
For sure the shoes thing for my houses. Love this!
