Step out @Corey Duran and you will not regret it. Do your due diligence, which it looks like you are by being on here and asking questions...but don't be afraid to pull the trigger on something that comes your way.

It is possible and you can do it. My wife and I contacted a lender last year and that one step set everything into motion, we now house hack a home in central Florida. Don't give up and make one call today to a lender or realtor and get the ball moving forward!

1. as others have mentioned, you do not need to pay for mentorship

2. Dont do STR arbitrage. It is just something shiny + plus you do not get the full benefits of REI (debt paydown, appreciation, depreciation, and cashflow)

3. Stick with HH'ing in your back yard. Keep it simple

Next steps:

1. connect with agent that is familiar with HH'ing and has a solid track record.

2. connect with a lender to see how much you can get pre-approved for. This will help you identify how much you can afford. (if you find a good agent, they will bring you the rest of the team you need. If not, find a new one)

3. start analyzing. Ill DM you the spreadsheet I use. I invest in Denver but spreadsheet works in all markets.

My wife and I felt the same way as you did Maylin. That was 18 months ago, but we followed these steps and voila we have now been happily house hacking for 8 months.

Hello Nikita,

1. What do you want your strategy to be- house hack, rental property, fix and flip?

2. How involved do you want to be in the project? Are you trying to be involved in finding tenants and managing them? Do you want to have a property management company take care of that?

3.Where do you want to invest, if you do invest outside of the Bay? 100k could be one down payment for one property in an expensive market or it could be 3 to 4 down payments for cheaper houses in certain mid west markets.

4. What do you want your exit strategy to be in the future with this house(s)?

These will be some good questions to ask to further narrow down a more concise plan. Great work on getting the 100k saved up for this!

Come to beautiful Lakeland, it's right in between Orlando and Tampa. It is a very family orientated and quieter mid size city within range of Disney and the beaches.

To be honest @Kyle Barnhart, most anywhere is good, you just need to make sure the numbers work out for your particular deal. More important than the location is if you have the team behind you when you are out of state. https://www.biggerpockets.com/...

Just up north a lot of people have been investing in STR's on the space coast and Daytona Beach.
