I would agree with @Benjamin Aaker, the best thing to do is to ultimately get in the game and off the sideline, in 20-30 years people will be saying to you, "you were smart to buy that place..."

Send a letter out to your tenants and switch to an online collection method. I use turbo tenant.

Welcome Jasmine, start out early on (now) by calling local investor friendly realtors, lenders, contractors, etc to get the ball rolling. Explain to them what your goals are and that is the fastest way to getting your first property. You will be amazed at how fast it can happen if you make the calls. Best of luck!

An even better option is to buy a duplex, triplex, or a fourplex. This way you have your own personal space and don't need to share your living room, kitchen, and bathroom with your tenants.

Yes, my wife and I house hack now, but our next one will be a du-triplex so we can have some privacy. But do what you can in the beginning to get in the real estate game! :)
