I will agree with most of my colleagues here.Your pictures are horrible and don’t show the property correctly.They are dark and taken with a narrow lens (probably a smartphone) and cut off half the rooms making them look smaller and cramped.Toilet lids should be down in pictures and you should be able to see the entire bathroom.You need a professional photographer to get that job done right.You’re most likely overpriced and making your competition look better to buyers.Also,in your Craigslist add you said only prequalified buyers may see the property.That’s a huge mistake and it’s going to cost you.Agents like myself insist on previewing the homes first to decide if our buyers will want to look at it.According to your ad,we can’t so we will bypass your property and move on to the properties that do cooperate with us.Quite frankly, unless our buyers accidentally stumble upon your property on their own,it’s not going to be shown to them for a while,if ever.The agents have no incentive to work with you.At 2.5% and no fellow agent listing the property to work with,you will be at the bottom of every agent’s list of potential properties to show.

Call a Real Estate lawyer and make an appointment.Home Depot must honor their original contract unless there are out clauses written into it that let them walk away but,I severely doubt it.At the same time,get referrals for other contractors from local real estate agents that have had work done on their clients properties.You should get as many estimates as possible cause one of them will need work more than the others.

You need a lawyer.He made a huge mistake taking away his own driveway and not thinking about the future.If he has been driving on your property for several years,you may have trouble refusing him or asking for money from him.A lawyer can spell out your rights as to the next person who lives there.

You should take the paperwork to a lawyer and have them decide what needs to happen.It could be as simple as getting her death certificate from the Recorders office.

I would contact a mortgage broker who can shop your loan or your entire portfolio to multiple types of lenders to get all your options.

Start the process to legally remove them now.You will never get it sold with her in there unless you make the listing “interior sight unseen” for which you will have to take way less money then it’s worth.

Phillip Vaughan , there is no way to safely and ethically represent a buyer’s interests as their advocate when you are also their opponent in the negotiations as the property owner.You call another agent in your brokerage and have them represent the buyers and will get a 25% or more referral fee.

Go to your local Board of Realtors and ask about Texas compliance matters.Your license should be good for a few years but,you probably need refresher courses on ethics and procedures that the board should offer.
