They’re probably still dealing with the insurance company for a settlement and figuring out what happens next.Now would be a good time to offer your condolences and ask them to contact you if they decide to sell the property as is and move on ASAP.

Get 3 estimates from reputable roofing contractors and do a full electrical inspection because you may also have wiring damage and mold building up in the walls from the badly leaking roof.No way I would close on a property in that poor condition unless I am getting huge asking price discounts to compensate for the lost time and rent money doing repairs

He gave you bad checks from a closed account and clearly cannot afford the apt anymore.You must do what is necessary to protect your investment.If he wanted your sympathy he should have been straight with you in the first place.

Get a good local San Francisco real estate attorney to look at your plan and determine whether it is legal to do so in that particular area.Be careful of rent control laws that may apply.

Be careful what you put in writing,a lawyer can use it against you in a court of law.The tenant is within his legal rights to demand a receipt for rent paid and the reason is not up for debate by anyone.You must furnish a receipt within a certain time period established by your local state law.You can furnish it electronically,US Post Office mail,or in person.Also,that statement regarding possibly moving into the apartment might been seen by a judge as illegal harassment of a paying tenant.You seriously should seek legal advice from a competent attorney and let them write responses to your tenants with the correct legal language.

It means the administrator of the Estate of the decedent hasn’t been appointed yet and given authority to liquidate the decedent’s assets.They are waiting for their court date and letters of administration to be issued.You can do your due diligence and submit offers to the agent handling the listing but,it won’t be officially approved until after the administrator is authorized to sign them.

I am not a financial professional and offer you no professional advice whatsoever.I can say You need to take some action to protect your assets that will be left behind.You need to locate a good CPA and a certified financial planner to help you prepare your wife in the case of untimely death.I personally believe you should be looking into buying sufficient life insurance that will payoff the balances of at least half of your holdings if not all of them,whatever you can afford to pay but,that’s what you need professional advice about.

Here in California we are into earth tones.Beige with chocolate brown or medium grey for exterior combined with light grey or two tone for the interior.Blues and greens are more popular in coastal properties. “Sandstone” Beige by Dunn and Edwards is among my favorite soothing colors.

You’re dropping your price too fast and now you have the stink of desperation on you.The buyers agents smell blood and are now going to let you panic some more before offering 100k to see if you’re truly desperate enough to take it.This is why everyone needs to price their properties correctly the first time and let a bidding war push the price up and not get dragged into the bargain basement.
