I will also advise you to speak to a CPA but,I personally am not doing it this year because I am not going to make enough money for it to make sense.Unless your gross is closer to 6 figures,it’s probably not worth the trouble and expenses.

Has your cost of business gone up? Utilities,taxes,anything? $50.00 per month would be much more worth the trouble than $25.00

Yeah,this is a messed up situation all around.She sold you to her trainee like a Thanksgiving Turkey for a huge slice of any potential commission which she is assuming will be few and far between,if any.You’re not a real investor to a veteran agent until you have pulled the trigger and made an agent some money,she didn’t want to deal with it.None of this should have happened the way you were treated and you should be filing a complaint with her broker of record to have this mess dealt with in a professional manner.

First things first,assess the exact situation.Find out exactly how much money she owes and to whom.You are going to have to eventually make contact with the lender when you ask them for payoff information anyway so you might as well do it now.Be prepared for a shock because they could hit you with years worth of late fees that could total thousands and thousands more than you expected.Then you need to sit down with your mother and figure out the end game.Where is she going to live? How is she going to pay for it till she passes away? Will there be any profit after the sale? Who’s going to get the profit? Has she paid her property taxes? How much is the house worth as is? What is the ARV? Start with that.

I’m not a lawyer but,I do believe that Trespassing doesn’t begin until you tell them to leave or they enter the property without permission after seeing a clearly posted “No Trespassing” sign.So unless you had a sign posted in the yard,you probably don’t have much of a case,if any.

In general,they charge $400.00 on average for a 2000 sqft. or less property inspection.

You need to go down to the city planning office and see if it is zoned for that.Ask them what the procedures are to petition to either change the zoning or get a variance if it is not zoned for your purpose.

You need to find out what’s missing in the neighborhood that the potential regular customers would like.If you’re talking about a strip mall location,you might consider a sandwich shop or an ice cream place like Coldstone Creamery. If you are talking about a stand alone place with a drive through,a fast food place like Taco Bell or a burger joint seems to go well next to it.
