It happens a lot to people who volunteer too much information on a property they don't have a contract for yet.A 20k property in a potential 80k neighborhood? If true,Yeah I would definitely be looking for that if it was on the MLS for the whole world to see and my investor clients here in California are hungry for a good deal.If it was still off market and can't be found by the General public yet,it would be safer to talk about it here.Out of respect for you I promise not to look for it.I have my hands full here in LA anyway.Good luck to you.

You were asking her to expose herself and her broker of record to a potential lawsuit which she had no intention of doing,smart woman.If she says yes and it goes down the drain,you can sue her and her broker for giving bad advice on something she should never have gotten involved in which your lawyer will crucify them both for. It's not up to the agent to tell you about the quality of a potential investment,that decision is in the hands of the clients paying the money.Her job is to find the type of properties you are interested in and negotiate the sale with the sellers.Also she should advise you to be through in your own due diligence to find potential pitfalls.She can advise in she agrees or disagrees with the asking price and provide comparable evidence to support her conclusions but,the decision to accept her conclusions is entirely yours and you must be responsible for what happens,not the agent.

"An investment without profit,is no investment at all" Rule of acquisition #18. It only appraised at 111k and you have to pay 110k with an old roof as icing on the cake? Yuck,simply yuck. Unless you have big plans to expand it into something bigger and potentially more profitable,forget it. The rents are too low and it sounds like you're gonna run into Capital Expenditures repairs why too soon.Tell them you want credits or a reduced sales price to make up for the roof that gonna need replacement and anything else you can find that is old and will need repairs or replacement soon.If they say no,walk away with a good lesson learned for a relatively cheap loss.Just my opinion, I welcome others to chime in.

Look for a local investors club and call the leader of the club and ask for advice on which people they use.

Ok seriously,what you are describing sounds like the property could have foundation problems that need to be inspected in case that wasn't done during the due diligence process.

Get more estimates before doing something like that.Something that severe probably really needs to be done by professionals.Mold is notoriously difficult for homeowners to deal with themselves.

It means you do everything you need to do to be satisfied that the property is acceptable and safe to purchase.You check the title for liens and encumbrances, perform physical inspections of every part of the home to look for hidden problems,check with the city permit office for code violations and verify any additions or changes have been permitted and are up to code,and figure out the numbers on how much the payments and cash flow( if any) will be during the time you own it.

Most of us Realtors are Independent contractors for tax filing purposes and we file as Sole proprietors or LLC. Very Few are W2 with benefits from an employer.

I had mysterious water leaks in the kitchen too,once.It turned out to be a leak in the dishwasher even though I never used it.There was a bad hose or seal.Maybe have a repair person come inspect it.

Your name, license number,brokerage (if any) and license status is publicly available.The NAR,State Board,and local boards have agreements with suppliers to give your contact information away to them so they can advertise their services to you.Be prepared for an avalanche of emails and snail mail in the next few weeks.
