Well,hopefully you have hired a property manager who is tough enough to lay down the law with the tenants . The manager needs to assert themselves and make the tenants acknowledge that they are to address any correspondence about the property to them and not you.The management especially wants to correct any mistakes you may have made last time by making the tenants aware that tardiness with rent will not be tolerated and will be swiftly dealt with legally.Any maintenance problem must be reported to the manager as soon as possible to prevent further damage.If they disagree with the manager they are free to leave so you can get a better tenant.

I would replace it with fireplace tile in a herringbone pattern and a new mantle.

Go down to the courthouses that hold foreclosure auctions and talk to a dozen cash buyers directly at each courthouse.Watch to see who keeps bidding at the most homes and when the auction is over,congratulate them on their victories and ask what is their specific buying criteria and can you call them directly when you have something for them to look at.

If you are talking about violations such as being caught by the code inspectors for illegal additions and dangerous living conditions,you personally are responsible for performing the due diligence at the city code enforcement office.You should always look at the city property records for possible previous violations being cited and filed against the property.Real Estate agents do not bare the legal responsibility to seek out possible property violations from the government.Agents are responsible to notify and disclose to the buyers any possible or definite problems that the sellers have made them aware of during their representation of the sellers.

You need to check with a local attorney because the laws in your state may differ from ours.In general,contractors are not usually legally responsible for theft that occurs on your property unless you can prove legally negligent behavior on the contractors part.You should read the contract you signed to see if they have a limited liability clause,if any.

Andrew Pettit , it depends on the length of the Escrow and contingency period you agree to with the seller.In the state of California during a 30 day Escrow for example,you have 17 days for an inspection period to walk away from the deal without a financial penalty .However,to be competitive in obtaining investment properties against seasoned investors with cash,you would have to offer a very short contingency period like 3 to 5 days to convince the sellers to sell it to you.Many professional investors with access to all cash are actually willing to buy the property with zero contingencies and accept the risk of a bad physical inspection just to win the deal.

That agent needs some type of punishment,pure and simple.You need to file official complaints with the agent’s Broker of Record,the local Board of Realtors,and the state’s Department of Real Estate.Let them decide if the agent’s actions were unethical and a violation of National Board of Realtors code of ethics.They could force the agent to give back the commission if they find sufficient evidence against them and their brokerage.

You can never ask clients about their financial information without a license and I doubt Georgia would let you set appointments by phone.You should call or visit the local board of Realtors office in your area and ask what specifically will Georgia allow an unlicensed assistant to do.I will tell you now,it’s going to be a short list to protect the general public.
