@Jim Welch in a hot market after 3 weeks,you really have something to worry about. At 55 days,you’re listing is now old and cold and buyers are waiting you out for a huge price drop to get interested again. You’re not getting offers because they want you to make the first move to indicate you are motivated into selling at any price you can get now.

The best vehicles to have would be an suv or a car with a hatch back and folding down back seats. You need a car with lots of trunk space to transport your open house signs,folding chairs and small folding table (for vacant properties),snacks and drinks,etc. Get a Costco membership! When you’re new you are doing every job yourself and if you survive to make a good living you can hire other people to do your signs and open house preparations for you.

What precisely is wrong with the neighbors? Are they committing code violations that code enforcement can force them to clean up? How about offering them help with cleaning up their yard and getting excess junk hauled away which can definitely increase the value your property in a buyers eye?

Actually banks and credit unions will never tell you a word about properties about to be foreclosed on,it’s a matter of legal privacy. That’s the investor game in a nutshell.Who can find the distressed properties first and get to the homeowners before they are tossed out onto the street at 6am. You advertise,you knock on doors,you make cold calls by phone,anything to get their attention when the world is about to crush them.

Throughout America there are constant foreclosure auctions held in front of most courthouses at a given time. They each have there own rules on bidding and methods of payments and time deadlines to pay. You will find professional bidders who make there living buying potentially a dozen homes every day using investor cash or established lines of credit. It is hard to compete against them but can be done for enough cash. You will find that the best bargains are always finding these homes before the homeowners lose them to foreclosure and they hit the public auction.

As someone who has truly enjoyed the real bed and breakfast experience I can tell you that the majority of Airbnb properties are anything but a bnb. A bed and breakfast has a host living on the property and provides for all your needs which includes breakfast in the morning and Security through the night. I have no problem with a local family buying a bigger, nicer home they love and renting out a room or two for travelers to help pay the mortgage and expenses.Europeans do this throughout the continent in small quant towns and a few larger cities. Where the problem starts is when absentee owners don’t want to live with or interact with the guests and keep them quiet at night respectful of the neighborhood and not causing a scene.That is why Anaheim is kicking them to the curb,because of the all night parties and the coming home in the middle of the night as noisy as possible waking everyone up.

You should try my school. Look up ADHI Real Estate school at Adhischools.com which offer both in person and online courses. I went to class one night a week at a local brokerage close to me and studied the rest online at home with my text books and online practice tests and video classes

I would consult a local attorney about this to be sure you are complying with state laws.I am not a lawyer and do not offer legal advice.Just my personal opinion but,if the tenants property was damaged or destroyed through no fault of there own,it would be the landlord’s financial responsibility to make the tenant whole and their insurance should pay for the damages to the home and the tenants belongings.Again,check your local laws with an attorney.

Anaheim banned any new short term rental permits and issued extensions to existing owners till summer 2019. Blame the hotel owners all you want but this action was brought on by the massive amount of complaining neighbors who were suffering from the constant late night noise,overflowing trash cans,and parking situations caused by the occupants.The tourists would back to the homes after midnight and make a ton of noise or even throw all night parties keeping everyone awake.

The right college degree can help if you are studying subjects that prepare you for being successful in business and being self employed. If I were young again,I would be taking classes in business management,finance,economics,and commercial real estate development.
