I've tried doing partnership work with my brother many times in the past, always ending in failure.   If you must proceed it might be best to pay him by the hour of work done, that way if no work is done no pay gets done.  Either way you may face the situation where it will come down to money or relationship and that's not one I would want to face with my son. 

I have a rental in a rural setting, right next to farmland.  You get a great country setting, but you also get a great country setting.  I have an annual contract with a pest control company who treats the property every 2 months and if an unusual pest problem occurs they come back and treat on their dime.  I do this for my primary dwelling as well so I get a discount for multiple properties.   It's a small cost that reaps bigger rewards, happier tenants, happy owners (since the property is kept in better condition), happier life.  Plus the rent cost is set to reflect this extra cost to me so it's a no brainer.

Great book by the way, some of it I don't 100% agree on but the over arching premise is sound.  Good luck in your endeavors!

If they are not breaking any laws and especially if no other neighbor complains (and they are close enough to be bothered by a barking dog) I think it sounds like your tenant is not at fault here.  If they are good tenants otherwise then I'm not sure you should even worry about it (other than the hassle your tenants might face for having irritable neighbors)

A good question I'd be curious to hear about as well.

I just made a noob mistake.  Tenant called and said he had a new washer/dryer delivered and the delivery guy said the cold water valve was corroded and leaking badly.  Instead of looking at myself (since I was at work) I called in a trusted plumber and expected to be out some money for them to cut the wall and replace the valve.  

Plumber gets there and tightens up the new washer hose just a smidge and all was well.

$85 service call for that.

If a tenant needed me to come pick up the rent and they were good renters (and I'm close enough to do this within reason) I see no reason why I wouldn't want to go and get my money.
