Things break from one week to the next, so even if it was find in January it might not be fine in February.  Address the fan, if it's too big a deal just remove it. 

I just have the one rental but based on the suggestions of this forum I did a pre-move in walk through with the renters and let them write down anything of concern, and anything not of concern.  

As for the dishwasher, that's an easy answer.  Go make it work.

Great response.......and I agree.  Paint is relatively cheap, if they keep the place in good order otherwise I would not lose sleep over it.

Credit cards are evil no more than guns are evil, but I personally don't like having debt of any kind. A mortgage is a bit more difficult to not have so it takes a little longer to avoid it but credit cards I can avoid.............and thus avoid that debt.

Look at it this way.  Paying off the debt would free up some income for investing (or emergencies) and would be one less worry on your plate.  I would definitely pay off the small amount of debt you have before making tons of new debt.

Having just jumped into being a landlord I can't imagine my first experience being a multi-family.......much less a 4 plex, while maintaining a full time job.

I never even thought about checking for faucet leaks..........this world of being a landlord is all new to me.

All good information.  It seems that the best compromise is every 2-3 months (depending on the filter) for changing and inspecting.  
I appreciate all the help everyone.

Marina, these are all things that will help in the future.  This lease isn't signed yet so I can definitely implement some of that now but for the future (and hopefully many more properties) this is valuable information.

Very good info as well, thanks.  I got a generic lease form from Kentucky's website but before they signed next week I was curious what changes need to be made, I think perhaps this is one I need to add.

Speaking from the perspective of being the tenant, I think meeting them in person with the initial visit would do more for their comfort than a generic letter.
