I saw no discussions specifically on this so I apologize if it's been discussed before.   On a rental I have very basic landscaping done and to be honest, it's kind of bland.  If a renter wants to make their dwelling look prettier is it feasible to just let them have at it assuming nothing is changed that isn't reversible?   Obviously if they don't care then I don't see the point of me spending money or anything while they are there for cosmetics.  

What about fixing/updating the walkway leading up to the front door?   It's not in disrepair by any means but the bricks are starting to sag, is that an area of concern?

Where I live it would be a property that would sell, but then again I live in a semi rural area where many people live in double wides out in the boonies.

 I'm only at 1 rental but my hopes and dreams are unlimited.  Working on the plan to do so but the thrill for me has always been the hunt (I have dealt in classic autos for years)

I have one rental and can tell you that when I acquire more I will have to find that magical PM as I still work a normal full time job, I'll need to be able to spend less time on the day to day operations.

It is leaking inside the tub and only when the faucet is on, so I do plan on addressing it but for obvious reasons wasn't thrilled since (I was told) it would be major work.

If you can't cover the payments with 0% occupancy then you need to think about your exit strategy.  How easy would it be to get out of it or get tenants.

I would be nervous also if I didnt have the cash reserves to handle it.

So I'm a new landlord so I'm learning things very fast.  I never expected being a landlord to be a hands off gig and so far things have been going well.  The rent, which is on the higher end for this area, has been paid on time every time and with good communication from the tenants.   They also have been good at keeping the house in order but my question is specifically in regards to a very small leak on one of the bathtub faucets.  This faucet has leaked for a while, before they moved in actually, but in order to fix it I will have to rip out the wall behind it.  It doesn't leak when shut off, only when water is running.  

Should this be something I should feel compelled to fix (I can't do it myself so would have to hire a plumber)?

I'm a newbie and I'd sell that yesterday given those numbers. If for someone you have trouble selling you could come back and rent for awhile.
