Agreed with above, yea it may suck compared to primary resident taxes but if you make a reasonable amount of profit in the end who cares?

I worked with an agent on a recently acquired investment property and while I don't mind going it alone, she has provided me with useful information, knowledge, and access to other homes I may have missed.

As my Texas and Indiana brethren have stated, the sign would do as much there as it would in a school (where it's posted also).

I do have an umbrella policy in place ( for the rental I had until this year) but getting an LLC seemed a bit much right now. I assume if this becomes a rental instead of a flip I could always change it later (the home was purchased with cash so no loan to deal with). Again, I'm just learning and always welcome to advice from seasoned investors.

Thanks, yea I have been reading about the differences and it didn't seem like it would make much of a difference in the short term anyway.  Just didn't want to do the wrong thing.

I did a search but didn't find what I"m looking for. Obviously I need to discuss with a real estate attorney but I just sold my one rental and just bought an investment property. The plan will be to sell so how should a married couple hold the title? My agent didn't recommend needing a LLC yet since we are just in the beginning stages of becoming an investor.

Once/if we turn this into what I hope that could change but for now how should we title it?  By Entirety, in common, etc?

Pretty straightforward.  I'm working on my second rental and curious what is a reasonable, expected break even point in terms of years of ownership?  For those who are seasoned investors what do you try for?

I think I'm falling into the same rut.  I keep waiting for that unicorn and I need to accept a donkey or two as long as they are profitable.

As others have said, sounds like too big a jump in home in this situation.  If you can only get 419 then get a 419K home, or less.
