I had a dish on my roof one time and it notoriously leaked.  When it was removed there had to be roof repair work done.  

But for Ethernet jacks, I know of no older home with jacks ran through out unless done so by a home owner for personal use.  Surely you aren't saying houses require that?

I can't contribute any here as I'm very new to this and only have one SFR under my belt but I don't plan on raising the rent here when the lease is up in a couple months. Of course the previous year rent was at the top of the market already and the tenants have been spectacular so I'm just hoping they sign on for another year. :)

I'm jumping on the 'it doesn't seem illegal but highly immoral' bandwagon.  I don't like car salesmen tactics either.

If you are going to make a good return on your investment, which is the only goal anyway, even if you had to cover the extra 2K yourself would it be a deal breaker?  

Personally, I would not let me emotions get in the way of making money in this case.

I'm right there with you after working in the public sector most of my professional  life.  While I love the job I'm in, I also want to work my way out of the job and have my first rental successfully sending cash flow my way.

Others here have much more experience but current renters are out of towners, but they did make a drive to Kentucky to look at places a month before relocating.  They have proven to be great tenants.

I only have one rental so I've had time to develop a good relationship with the tenants.  When I'm there for any reason I take the time to ask about their life, family, hobbies, etc and actually remember what they tell me.  They do the same and ask about my kids, etc.  I think it has helped avoid any issues and it could be because they are just good tenants, either way it has worked out well.

Good intentions, but as long as it's being fixed safely and correctly I would stay out of it.

Old and antiquated whole life policies seem to be different than many new offerings that are available now.  My wife is an insurance agent and I was a hard core term only guy until I did some research on some of their products.  Now I'm a mostly term guy with other items in my portfolio.  The 'myths' exist for a reason.
