That's good information, and I think you are right that they would get tired of seeing me monthly and as long as nothing is out of the ordinary I don't really want to be there monthly either.

I'm new to the whole landlord game and hoping for some clarification.   Do you rely on the tenant to replace the filter or do you do it yourself (monthly), and would that dictate a monthly inspection of the property?  And by inspection, do you actually inspect everything or just kind of say hi/bye and be on your way if nothing looks crazy.

Yea so far it seems like a great community full of valuable resources.  Hopefully I can avoid some mistakes because of this place.

Hello everyone, I'm just becoming and impromptu landlord and while it's a bit overwhelming I'm ready for the challenge.  It has jump started my desire to become a real estate investor so I can't wait to learn from this forum.
