On the forums I have been seeing references to fixed-rate notes for buy-and-hold. We have spoken to a number of large and small banks over the years and have not yet been offered a fixed rate for our commercial notes. With rates creeping up above our ARM threshold, this becomes more of an issue. Is anyone seeing fixed commerical rates currently? If so, with whom?

@Andrey Y. We bought our first home with a 13.5% ARM and when we started our company it was at 8.5% ARM. In 1967, my folks paid 7% for their home. A deal is a deal, funding is part of the package.

West downtown east of Penn has already happened.  We're seeing movement on the East side of Penn now.
