@Cynthia Miller This is a perfect example of the issue buying out of one's community.  Oklahoma City and Shawnee are approximately Mars and Venus.  We  live and invest in near NW Oklahoma City and it take "Constant Vigilance!" (nod to Harry Potter) to stay up on what areas are working and not.  I have investor friends who do very well in Shawnee and I have at least one who bolted from the area. This is not to say anything negative about Shawnee (really, @Paul Choate) it's to say that the question is much too broad.   There are approximately 1.3 million people in the metropolitan area, yes there are war zones.  There are terrific zones.  It's sometimes hard to sort them out. To even think of investing remotely, I suggest narrowing the area in question down and really digging into what you want and what kind of tenants you would like to have.

We don't spend a lot of time worrying about theft but over the years we've had some tools and materials stolen. We drive by our vacants, keep the lights on, and ask the neighbors to keep an eye out. Recently an investor near us had the copper stripped while they were working on the property so it does happen.  Mostly AC condensers magically disappear. Best of luck to you, it really can be considered a cost of doing business.

Tenants either are,or are not, complying with their lease.  If they are not, they need to be evicted.  We post paper notices but do not confront tenants.  If the issue is uncorrected, we pay the sheriff to post the court notice and any further documents. 

There have been several episodes of violence toward the landlord here in Oklahoma; a deputy sheriff told me about one case he personally had handled where a shotgun was rigged to go off when the door was opened.  I am not fearful when I do my job but I do use professionals where professional skills are called for.

Dang - I wanna live where all y'all live.  Hot water heaters cost me between $700 and $1200 installed.
