I have never told a tenant that rent was coming up.  They're living there, they know rent is due. Having said that, I do use an electronic payment system (eRent) now and we can set it to send a reminder a few days before rent is due and a late notice after x days. 

If we don't have rent by our company's deadline, they get a pay-or-quit notice on the door.  If it's a long-term tenant that hasn't given us any trouble before they might get a text before I post them, otherwise, they need to learn to pay the rent like big grown-up people who have signed a lease and accepted a legal obligation.

@Pierce Lovesee - while my accountant has assured me that an appropriate digital doc is an acceptable replacement for paper, I still keep paper copies of leases and scan everything else.  It's one drawer. Good luck to you.

Don't bother to enter the property. Don't waste your time and energy trying to reach them. Begin eviction.  Amuse yourself by looking them up on the easily available Oklahoma court records (google OSCN and do a docket search) and see if they've been evicted here.  One more time for the record (I just put this on another post about 3 minutes ago.)  This is the eleventh commandment.  "Thou shalt not make exceptions for tenants."

@Morgan Klein - here is the fundamental error new landlords make.  You don't need an 'out.' You're in charge.  You have policies, stick with them.  The MOMENT you change a rule for a tenant, you have lost control.  Lessons learned in the school of hard knocks.

We used Shelter for years and they were fine.  Had a big storm with some roof claims and they took care of it.

@Landon Whitt - one needs to subscribe to Inman to see articles and I can't see paying $199 when I'm not an agent so... any other resources on the info about Oklahoma City  vacation and investment homes?

@Will Gaston  - You just gave me a traumatic/funny flashback to the time a 'visiting' dog chased the electrician through the yard. Fortunately I was there at another unit on the same property and was able to get the electrician inside while keeping the dog outside.  Tenant was evicted, we have a zero tolerance policy. 

In general, we allow pets but at our small multi-families no dogs for that very reason, can't have them chasing their co-occupants or nipping at someone else's kids.
