I realized I was unclear as to WHY I keep paper copies... It's Oklahoma.  In addition to tornadoes, we have epic ice storms and it's not that uncommon to do without power for several days.  The lease is the foundation of my tenant/landlord relationship.  I always want to be able to lay hands on plus there is something very powerful about showing the tenant their very own smudged signature and initials that YES, they DID know that.

Ditto all of the above.  Sounds like she's already being difficult and yo can make up a few month's vacancy with a better sale price if you clean it up and it shows well.

Ditto on the black light. Once you've identified the areas, the shellac based Kilz will effectively treat it.  Haven't used odorXit.

Hooked on Dropbox. We pay a subscription but  approved team members can look at any info from any device. Can't live without Quickbooks and Excel but they're not really apps. Anyone who thinks they can huddle up and not work with emerging technologies needs to read "Augmented" by Brett King.

@Account Closed - We used a web builder to do exactly that, the build was $500 and we pay an annual fee of $240 which includes upkeep and maintenance.  We 'own' the domain but host with the builder. You can see my website attached.  It's not updated but that's entirely on me, when I don't have vacancies I tend to forget about it.  If you're interested, I can PM you the builder info.

For managing yourself, 7 Habits of Highly Effective People by Stephen Covey.

For managing time, David Allen's Getting Things Done

For managing your business, the E-Myth by Michael Gerber.

For a clear-eyed look at how money and markets work, the Intelligent Investor by Benjamin Graham (it's a slog but it's an education all by itself)

For actually looking at properties,  J Scott's book on Flipping Real Estate (it's a BP book and it's awesome) .  

After that, as a recent podcast guest said (sorry BP, I don't remember who)  "you don't need to read a lot of books.  Just read one good good book and do what it says."  Those are words to live by.

If the numbers don't work, it's time to walk away.  Time has a dollar value.  If the numbers do work, a week shouldn't make that much difference. Strongly recommend that you don't 'chase' any deals.
