And as for young Mr. @williambrown , at the age of 18 learning and engaging on this forum - more power to him. If you stretch a year here and there I'm old enough to be his grandma and he's right about our generation not keeping up, the tech and the language around it are changing at light speed and we need to stay on top of it to be successful.

Make sure your scope of work is sufficiently detailed, for example, if paying for exterior trim or siding, the quote needs to specify caulking and painting.  Call the references, insist on looking at some completed work. Touch base with your local investor community, I bet New Hampshire has some meet-ups, you can check the event schedule here at Bigger Pockets. Read The Book on Flipping Rental Properties by @jscott . For some reason @ JScott's name won't link but I promise you he's here.

Over the course of our investing we transitioned from maximally leveraged to buying down debt to increase cash flow.  It is truly a life-cycle question tied into just how hard do you want to work?  Those who choose to scale up still have to manage the employees.

I'm in Oklahoma County, in, wait for it... Oklahoma. Our county assessor has an excellent website that give a lot of information regarding properties.  I was looking at the site and saw a property type "Salvage."  Has anyone run into that? I called the county assessor but haven't had a call back and asked a local attorney who invests, he has not seen the salvage definition before.  I ask because this property is currently undergoing renovation and doesn't appear to be a tear-down.

We did a 10 unit a lot like this a few years ago.  We tackled the units one at a time, turning over difficult tenants and babying the good ones.

We have done probate purchases in Oklahoma, the executor was the decision maker.
