@Andrew Albritton - Welcome aboard man!  OOS investing has its pros and cons.  You don't necessarily need a property manager as you can your properties remotely.

Can I ask why you are discouraged about the CA market?

@Isaiah Webb Welcome aboard man!  Education will be key to making it work out for you.  You say you have limited funds, but that's pretty relative.  I'd speak to a lender in your area to see what's doable for you so you get a specific picture and path laid out for you.  That way you can be laser focused in not only your goals, but the path to take to get there.  Good luck man!

@Nicholas Brady - I squeaked through High School and got an apprenticeship as a Power Lineman right out of High School.  

No college degree, and I can barely tie my own shoes.

Your success is entirely dependent on you and you alone.  

I believe shifting your mindset will be key for you.  Transitioning into an abundance mindset will provide the confidence and motivation to make "it" happen for you.

@Account Closed - Congratulations on taking your first step toward investing.  Whatever you do, don't go with the first realtor you meet.  We all tend to talk a good game, but you can quickly filter through the BS by interviewing and comparing a variety of agents.  You want one that will be communicative and protect your money.  Another aspect you mention is that you know it will be an uphill climb.  This is lost on a lot of people.  The realtor isn't working for you, you should both be working TOGETHER.  Make sure you know they will be protecting your time as well as your emotional reserves.

@Tom Makinen - I gotcha.  So quick question, does the loan from the 401k count as income during tax time, and also isn't there normally a 10% early withdrawl penalty, or you are side-stepping this because it's technically a loan?

@Eric Long - I'd suggest speaking to a lender.  You can look at all types of possibilities and situations but until you talk with a lender and see what is actually possible around here, and what the numbers look like, that's when you can get your search and criteria laser focused and start down the path.  

We always want to protect our clients emotional reserves as well as their capital because you will need them when beginning your journey.
