@Jared Elms - No, we are looking at buy and holds here in the Bay Area.  The appreciation and equity here really can catapult our wealth a lot quicker than in a lot of other areas.  Commercial down the line maybe, but for now, the boring single family homes are what we're looking at.

Yes sir.  And the Bay Area as well.  Thinking of liquidating the OOS portfolio to go all-in here

@Thomas Cardamone welcome to BP!  I grew up in Cupertino and am now in the East Bay.  One thing I can say is that if you are in Real Estate for the long haul, and looking to build long term wealth, the dips, ebbs, flows, peaks, valleys, etc. shouldn't be your main focus.  "If a farmer always watched the clouds, he'd never plant a seed".  Always be buying, make your money on the purchase side, and invest for the future.  If you ever want to chat, feel free to PM me.  Good luck!

@Jacob Scholes great way to look at SFHs.  We ALWAYS tell our clients look at properties with a creative eye, and figure out how you can make it work for you.  Without a contractor to figure in construction costs, it is difficult to gauge costs as each one is different.  With the appreciation, tax benefits, offset mortgage, etc. the upfront costs in undertaking a good sized project are minimal compared to what is possible 5,10,15 years down the line...Just something to keep in mind
