What's your end goal?

It looks like they forgot to include it for you to sign it or you skipped over without signing. It’s a non-issue and as stated every closing at least in title states has a sheet you sign that says you will help them close. Why wouldn’t you? Do you hate these people? Are you just a jerk? Maybe it would be better to hire a lawyer and go to court than do what you said you would and/or be a decent person. After all it could take 5 minutes out of your life.

Imagine you’re on the other side and you just bought a property but you can get it recorded because seller won’t sign a stupid piece of paper because “they don’t think they have to.”

These title companies charge so much money and drag out closing dates because they are "busy". Hey we are busy also...should have included it in the closing paperwork before you released any money... Do your job and don't waste time.

Looks great! Lots of hard work paid off. It's unfortunate that you didn't get to profit as much as you should have however!

I wish you the best of luck on your next project. I'm not too far from you, if you ever get in a bind again reach out and I can see what I can do to help.

You sign an affidavit at closing that says you will continue to provide any information needed or continue to do any paper work needed post closing.

I never have and never will. That's why we pay lawyers to handle these deals for us. Our time is valuable... This form if required, should have been signed at closing not after.

Don't sign anything and tell them the deal is done.

You could sell it and take the $250,000  and generate a return of $12000/year in a more passive investment vehicle and not have to expend as much life energy.  $250,000 x .05 = $12,500/per year.

You have multiple option.

Where did the ".05" in your formula come from?

Right. I made roughly 26% profit this week alone on tsla stock. At 5% I wouldn't risk my cash...

He's saying sell it and do it 4 more times to have 1.25 million vs 13k a year and all the headaches.
