It's going to be a long road. You need to have an engineering firm that's familiar with your city and county to subdivide it, get you're entitlements and a construction permit.

its going to be expensive to start, might be able to find a hard money lender to build it out in phases and get houses built asap to sell and lay off the hard money loan. That's how I first got started. It's a hustle.

Doing a 46 acre sub division that yields 180 lots. So you might be able to get substantially more if you plan it right.

You offer what makes the deal work for you. There isn't a set %

That should get you going on two new constructions at the same time. Probably could see around $70,000-120,000 profit depending on location and what size of home. If you started today, you could probably have it done in 6 months.

Brrr is probably not the right approach with limited cash. Maybe consider doing a new build? 40k is more than enough cash to see some good profit.

Im seeing 13-16% profit on each home I do.

Sounds like the perft opportunity to get a HELOC. Don't draw the money, don't pay interest.
