Fantastic! So love when more people do buildings using building science!

Never do owner financing unless you go through a title company and have the correct paperwork in order.

I personally want to hang on to as much cash as possible so 25% is a no go for me. But you can negotiate. If you're credit is good, offer less down and a shorter term length then refinance later and use your cash to make more money 

We have a renter that pays late almost every month and they get an $80 late fee added on. Works for me.... Keep paying 18 days late....totally worth it for me and I never ever hound them for money. Once they were over a month late and I sent them a certified letter for notice of eviction and spelled out that rent can't be 30 days late...ever since them rent has always been late less than 30 days ๐Ÿ˜‚

as long as they pay...eventually and you get compensation for them being late...who cares

everyone gets equal shares. Without your knowledge nothing gets done...it's called being a co founder. No equal shares, pass and keep doing what you're doing.

With our current president and politics, push for inflation and raising taxes, the housing market will continue until there is an eventual correction. I suspect we have another 3-6 years of this market.

As a spec home builder, I can say that it's a rush building new homes. That said it's also very complicated if you don't have complete control.

might need to see what the city planning has to say about what you can build and getting authorization for whatever you have planned be it a lot to sell or a house.

its my experience that lots sit for a very long time. At least here where I am...I seem to be the only person buying up lots to build on.
