My guys usually start framing around day 20. That said we do several houses at a time and rotate them on each phase.

Can you do it sooner? Absolutely. Should you? Who knows. I know that I take pride in my builds and take a big hit in margins for my quality....Id rather not take any chance or cut any corner. These are 1/4 million dollar and up homes that middle class people living paycheck to paycheck are typically buying. Last thing someone needs is a foundation issue on their huge investment.

Idk I disagree.

With flips you're either doing the work yourself or hiring it out and you have to pay for demo plus rebuild. With new construction you pay for build only.

New builds you also have the option to have multiple subs and contractors therefore not putting all your eggs in one basket.

Being a home builder I make around 16% return and hire 90% of the work out. Turn around time is 4 months. 1 month for that is the foundation cure time.

I sell spec homes and I personally would accept crypto. I mine crypto and make a small fortune every month so why not...

 No worries at all. You're not the first to tell me that and certainly won't be the last.

My project is a damn good opportunity for the right private money lender though.

We have tried getting pm to fund even 4 at a time similar to how the banks operate and no one is interested.

If you're a pm lender and have experience with fast paced, high quality new build spec homes...maybe consider shooting me a message, otherwise the banks are going to get all the money.

volume, 200 spec build homes in various quantities at a time.

I saw those houses in San tan, had 40+ dried In at the same time getting roofs put on. very impressive.

lumber costs have only added $6000 per house here in arkansas. Getting ready to build 4 more before we do our seed round of funding to scale up.

i wouldn't let the lumber prices keep you down. Prices of homes are up also....it's a wash

6 years of a good tenet with some parking issue....just raise the rent and keep living life. Roi on the remodel will take too long.

Russellville. I'm not sure when I'll do our series a round of funding but when I do that, our plan will be to do a sub division in nw Arkansas most likely
