Plenty of Pensacola experts on here! 

Winter months will be slow for a vacation rental. Most of them are by the beach or in gulf breeze, downtown is starting to blow up with them too. What area are you considering for this? 

Plenty to do in the area, beaches, transient military families, and the downtown area is seeing a lot of construction and growth now.

Are you paying cash or getting a loan? That will limit your options on where you source a deal.  Cordova, Pace and Milton are probably the best cash flowing places on your list there.

Hi @Gina Ma, I have never used a cap rate to analyze my single family rental properties. Not sure why you are looking for a number like this but I look at cash flow and equity only. Maybe I'm crazy but every time a SFR investor talks about cap rate I just shake my head a bit.

@Jason Talmage, welcome!  I'm a military guy too and invest in the Pensacola area.  If you are investing east of you I would reach out to @Arianne L. to get on their buyers list. I started taking action while I was still active duty so do your research and don't be afraid to make some mistakes. Good luck, there are some great meet ups (Arianne does one I think) and REIA meetings in the area. PIG is a good one and they have a few different locations.
